Property Investing
Property Investing is all about making money from real estate.
After all, the sole reason people get into Property Investing is to make money. (I’m yet to meet someone whose reason for investing in real estate was because they wanted to own lots of pretty houses!)
And there’s usually one reason why investors choose to invest in real estate as the best investment for them…
Property Investing Builds Wealth Quickly!
As someone who has been able to amass a great fortune in real estate, I can tell you from personal experience that real estate is able to build wealth fast. Much faster than other investments!
There are a few factors which help this, but there’s one which is more important than most.
Property Investing allows you to access bank finance, which you can legally and ethically use to maximise your returns in a deal and quickly increase your wealth!
This principle of doing this is called “Leverage” and it’s been one of the keys to my success as a real estate investor.
Let me show you how it works…
Property Investing Leverage
Leverage in Property Investing is all about your ability to get more back with less input (of time or money).
The obvious way to minimise your input of money is by getting finance from banks or lenders to buy real estate.
Because we all only have a limited amount of money in our bank accounts, there are only so many houses we can afford to buy if we only used our own cash. On the other hand, if we’re able to get finance from banks of around 80% of the value of the property (which banks are happy to do in most case) and fund the remaining 20% with our own money, we stand to be able to buy more real estate.
The good news for investors is the bank doesn’t ask for a slice of your profits – they’re happy to make a small but steady return on investment in the form of interest on the money they lend you.
That means savvy property investors stand to make a larger Cash on Cash Return on investment through leverage than they would if they bought solely with their own money.
Property Investing, because of the access to finance, becomes much more attractive to many investors than other investments such as shares or bonds.
